Painting in Atlanta neighborhoods, street by street

Atlanta housing changes block to block: brick traditionals under old oaks in the north, mid-century ranches near Lindbergh, early 1900s bungalows on the west side. These pages cover the neighborhoods we paint most.

Neighborhoods

Atlanta neighborhoods we paint

ZIP codes and the jobs we see most are on each page.

Chastain Park

Chastain Park homes sit under some of the tallest hardwoods in Buckhead, and that canopy shapes every paint job here. We repaint trim, sashes and painted brick on large traditionals, plus interiors in homes that have just changed hands.

North Buckhead

North Buckhead has turned over block by block, with large new houses replacing many of the original 1950s ranches. We paint the big open interiors of those newer homes, recoat stucco and fiber cement, and refresh the ranches that remain.

Paces

Paces runs from Nancy Creek to the Chattahoochee, and its homes are some of the largest in the city. Painting them is mostly trim work at scale: cornices, columns, porticos, balustrades and hundreds of feet of molding inside.

Margaret Mitchell

Margaret Mitchell sits between Moores Mill Road, I-75 and Paces, on hilly wooded lots first built out in the 1950s. Many of those houses are now large rebuilt or expanded homes, and their long eave lines and trim runs are where most of our work goes.

Peachtree Park

Peachtree Park sits between Piedmont Road, Peachtree Road, GA 400 and the MARTA line, and its houses range from 1920s cottages to mid-century ranches and new infill. Old paint layers are common here, so lead-safe prep shapes many of our projects.

Pine Hills

Pine Hills is built on steep, wooded terrain with creeks running through it, and most homes date from the years right after World War II. We repaint and restain the wood siding, flat soffits and big window walls these mid-century houses are known for.

Lindridge-Martin Manor

Lindridge-Martin Manor is a pocket of postwar brick ranches and newer townhomes tucked between I-85, Cheshire Bridge Road and Morningside. We paint and limewash brick, refresh trim and carports, and repaint townhome rows.

Sherwood Forest

Sherwood Forest is a small, quiet pocket of about two hundred homes beside Ansley Park, laid out in the late 1940s on winding streets under big hardwoods. Many of its postwar houses have been expanded, and the interiors are where most of our work starts.

Riverside

Riverside sits on the Chattahoochee in northwest Atlanta, between Paul Avenue and Jackson Parkway. Older ranches and cottages share the streets with new townhomes, so our work splits between repainting tired siding and finishing new construction.

Bolton

Bolton started as a railroad town on the Upper Westside and became part of Atlanta in 1952. Its older ranches have backyard decks and fences that need regular care, and new townhome rows keep going up along Bolton Road and Marietta Road.

Grove Park

Grove Park was laid out in the 1920s and 1930s with frame cottages and brick Tudors on wide, tree-lined streets, and ranches filled in later. Many of those houses are now being renovated, and we paint both the restored originals and the gut-rehab interiors.

Niskey Lake

Niskey Lake is a wooded neighborhood in far southwest Atlanta, built around a small lake with homes mostly from the 1960s and 1970s. Brick ranches and split-levels with wood trim, lower-level siding and lake-facing decks make up most of our work here.

Oakland City

Oakland City was its own town before joining Atlanta in 1910, and its historic district is full of early twentieth century bungalows, cottages and Victorian houses. Porches, wood siding and trim detail are the heart of our work here.

Mozley Park

Mozley Park grew between about 1920 and 1940 on small, narrow lots next to the park that gave it its name. Its brick and frame houses have plenty of wood that has taken decades of weather, so rot repair usually comes before the paint.

Inside the city

What Atlanta's housing asks of paint

Inside the city limits we work on everything from 1920s frame bungalows with lead-era trim to new infill with fiber cement siding and mid-rise condos with HOA color rules. The common thread is weather: long humid summers, pollen that coats every surface in spring and a canopy that keeps north walls damp.

That is why every Atlanta exterior starts with a wash, a moisture check on shaded walls and a close look at trim around gutters and porches before a brush touches the house.
