Kennesaw exterior painting and deck staining for 1980s to 2000s subdivisions (30144)
Kennesaw's neighborhoods filled in from the 1980s through the 2000s, mostly two-story and split-foyer homes with wood or hardboard siding, backyard decks and privacy fences. Those three surfaces make up most of the work we do here. ZIP 30144.

In Kennesaw, the most common jobs are exterior repaints on 1980s to 2000s subdivision homes, siding and trim repair, and deck and fence staining. A two-story exterior usually takes five to six working days; a deck about two. Call (470) 458-0461 for a free walkthrough and written estimate, and we'll show you what needs repair first.
Kennesaw sits in north Cobb, beside the mountain it's named for and along the I-75 corridor toward Acworth. Its small historic downtown grew up around the railroad, but most of the city's homes are in subdivisions built across three decades, many with neighborhood pools and a mix of HOA and non-HOA streets.
That growth spread from the 1980s into the 2000s, so a single drive can pass homes on their first repaint and homes on their third. Older streets lean toward split-foyers and two-stories with hardboard siding; newer ones mix in fiber cement and vinyl. Almost every backyard has a pressure-treated deck and a wood fence that need regular stain.

Homes here
Three decades of siding, decks and fences
Homes from the 1980s and early 1990s often carry hardboard lap siding and finger-jointed trim. Both hold paint fine while the edges stay sealed, but once water gets into a cut edge or nail hole, the bottom courses swell and flake. Split-foyer homes have a long, low band where siding meets brick or the foundation, and it's often the first thing to fail. We replace swollen boards, prime all six sides of new stock, and seal the gaps before painting.
The later 1990s and 2000s homes introduce fiber cement and some vinyl. Fiber cement mostly needs caulk joints reworked and two good topcoats. Vinyl can be painted with vinyl-safe colors that won't absorb enough heat to warp it. Behind nearly every Kennesaw house is a deck and a privacy fence built from pressure-treated pine, which grays and splits without regular washing and stain.

Most requested
The projects Kennesaw homeowners ask us about most
Two-story and split-foyer exterior repaints
Washing, siding and trim carpentry, caulk, spot prime and two coats. A typical 2,300 square foot Kennesaw home lands around $4,460 to $8,170 depending on repairs and height.
Exterior House PaintingDeck washing and staining
Graying decks cleaned, brightened, sanded where rough and coated with a penetrating semi-transparent stain. Most decks take two days including dry time.
Deck Staining & SealingPrivacy fence staining
Long runs of pine fence sprayed and back-brushed on both sides when neighbors agree. A 160 foot run usually costs about $1,390 to $2,870.
Fence Staining & PaintingHardboard siding replacement
Swollen lower courses and soft trim cut out and replaced with fiber cement or primed wood, sealed and painted to blend with the rest of the wall.
Wood Rot RepairPainting vinyl siding a new color
Faded vinyl cleaned and painted with vinyl-safe colors, a common way to update a 2000s home without replacing the siding.

What Kennesaw weather and lots do to a finish
Sun-baked decks and fences
Open backyards in newer subdivisions get full afternoon sun. Stain fades and wood checks faster, so we recommend shorter maintenance cycles on those surfaces.
Swollen hardboard edges
Water wicks into unsealed edges and nail holes. Painting over swollen hardboard only hides it briefly, so replacement comes first.
Clay splash at grade
Bare beds and red clay stain the lowest siding courses and fence boards. We wash it off completely before primer, because paint won't hold on clay residue.
Mixed HOA rules
Some Kennesaw neighborhoods require color approval and others don't. We ask early and help with samples if yours does, so the start date doesn't slip.
Timing
Which weeks work for Kennesaw exteriors and stain
Deck and fence stain need dry wood, so we wait two or three dry days after rain before staining and avoid the peak pollen weeks in March and April, when yellow dust settles into wet finish. Late April to June and September through October are the busiest windows in Kennesaw. Full-sun decks are easier to stain in the morning before boards get too hot. Exterior repaints follow the same pattern, and winter is when we book interior work and plan spring exteriors.
Questions
Painting questions from Kennesaw
How often should I restain the deck on my Kennesaw home?
For decks in full afternoon sun, plan on every two to three years with a semi-transparent stain. Shaded decks may go a bit longer on the top boards but grow mildew sooner. Solid stains last longer on vertical parts like railings but can peel on walking surfaces. A quick wash between coats extends the life. See our deck staining and sealing page for more.
Can you stain both sides of the fence I share with a neighbor?
Yes, with your neighbor's okay. We'll do your side as part of the job and can quote the neighbor's side separately so they can decide. Doing both at once gives the fence even protection and a matched look. We cover plants, cars and siding near the fence line against overspray, and we wash both faces before staining.
My split-foyer has peeling siding just above the brick. Why there?
That band takes splash from the ground and runoff from above, and water collects on the brick ledge where the siding starts. Hardboard there swells and pushes paint off. We replace the damaged boards, install proper flashing or a drip edge where needed, seal the cut ends and paint. Fixing the water path keeps the problem from coming back.
Can I paint my Kennesaw home's vinyl siding a darker color?
Usually, as long as the color is from a vinyl-safe list. Dark colors can absorb enough heat to warp vinyl, so those lists limit how dark you can go. We clean the siding, use a bonding acrylic made for vinyl and apply two coats. Check our vinyl siding repaints page, and check HOA rules if they apply.
