Exterior painting in Atlanta
Porch painting in Atlanta: floors, haint blue ceilings, columns and rails
Your porch floor is peeling in the traffic lanes, the ceiling has gone chalky or mildewed, and the column bases feel soft where water sits. Porches take more direct weather than any wall on the house, and the paint system has to match that.

We scrape, sand, repair and repaint porch floors, ceilings, columns and railings, using a dedicated porch and floor enamel with an anti-slip additive underfoot. Most Atlanta porches take two to four working days, plus a dry-weather cure before furniture returns. Typical cost runs $1,240 to $4,870 depending on size, rot and how many layers are failing. A porch is a room with no walls to protect it. The floor takes shoes, grit, dog claws, planters and rain blowing in sideways during an afternoon storm. The ceiling sits in shade and holds moisture. Columns wick water up from their bases. Regular wall paint was never built for that load, which is why so many porch floors start lifting within a year of a weekend repaint. We treat each surface on the porch as its own job, with its own primer, finish and dry time.
On floors we use a porch and floor enamel, either an acrylic or a modified alkyd depending on what is already down, and we mix a fine anti-slip grit into the coat on steps and the lanes people walk. Ceilings get a flat or low-sheen exterior finish that resists mildew. Columns, railings and trim get satin or semi-gloss so they can be wiped clean of pollen each spring without wearing through.
Plenty of homeowners ask us for haint blue on the ceiling. It's a Southern porch tradition that goes back generations, said to keep wasps from nesting and to make dusk feel longer. Whatever the reason, and whatever you believe about it, a pale blue-green overhead is a lovely choice, and we'll help you settle on the exact shade through our color selection help.

When to call
Signs your porch paint has reached its limit
Worn traffic lanes
Bare wood showing in a path from the steps to the door means the floor coating wore through. Once raw wood is exposed, water soaks in and the edges of the surrounding paint start lifting.
Peeling ceiling paint
Ceiling paint that curls and drops in flakes usually points to moisture trapped behind it, or to a glossy old coat that the newer paint never really gripped.
Soft column bases
Press a screwdriver into the bottom of each column. If it sinks in, the base is rotting, and paint over it fails within a season or two without rot repair first.
Gray mildew spots overhead
Shaded porch ceilings and the north side of columns grow mildew in Atlanta humidity. Painting over it without killing it first lets it come right back through the new coat.
Slick steps after rain
If the steps get slippery when wet, the existing finish is too glossy or has no grit in it. That is a safety problem as much as a looks problem.

How the job runs
How we take a porch from peeling to finished
| Step | What happens |
|---|---|
| A1 | Walkthrough and moisture checkWe probe column bases, sills and floorboards for rot, take moisture readings on the deck boards, and note which layers are failing so the estimate covers the real scope instead of a guess. |
| A2 | Clean and treatWe wash the porch with a mildewcide cleaner, rinse it well and let the wood dry at least a full day. Floors need to be dry through, not just on top, before primer goes down. |
| A3 | Scrape, sand and repairLoose paint comes off with scrapers and sanders. Rotted pieces are cut out and replaced or consolidated, gaps get filled, and we feather-sand edges so old paint lines don't telegraph through. |
| A4 | Prime what needs itBare wood, patches and any glossy alkyd we are covering with acrylic get a bonding or oil primer. Skipping this step is the most common reason porch floors peel early. |
| A5 | Ceilings and columns firstWe work top down: ceiling, then columns and railings, then the floor last. That keeps drips and sanding dust off the fresh floor coating and lets us finish by backing out the door. |
| A6 | Floor coats and cureTwo coats of porch enamel go on the floor, with grit mixed into the second coat on steps. Light foot traffic resumes in about a day; furniture and rugs wait several days. |
Atlanta conditions
Why Atlanta porches peel faster than porches up north
Our summers keep porch wood damp for months. Morning humidity, afternoon thunderstorms and canopy shade mean a north-facing porch may barely dry out between June and September. That is why we take moisture readings before priming and why we schedule floor coats for a stretch of dry days rather than squeezing them between storms. On intown bungalows and the older streets around Decatur, tongue-and-groove floors with decades of paint layers often need to come down further than homeowners expect.
Spring brings the yellow pine pollen. If a porch floor is coated in late March or early April, pollen lands in the wet paint and stays there as a gritty film. We either plan around the heaviest weeks or tent the work and wipe between coats. Red clay is the other local problem: it tracks onto steps and splashes up column bases, and it stains porous paint. A harder enamel on those lower surfaces cleans up far more easily with a hose and soft brush.

Products and sheens we use on porch surfaces
For floors we usually choose Sherwin-Williams Porch and Floor Enamel or Benjamin Moore's porch and floor coating in a satin or low sheen, with a fine anti-slip additive on steps. Over old oil floors we prime with an exterior oil primer or Zinsser Cover Stain so the new coat bonds. Ceilings get a flat exterior acrylic with mildewcide, and columns and railings get a satin or semi-gloss acrylic that wipes clean. We cut in with Purdy angled brushes, roll floors with a 3/8 inch nap and back-brush beadboard so paint reaches into every groove.
Paints, primers and stains our painters work with every week, from Sherwin-Williams and Benjamin Moore to PPG and Romabio.
Questions
Porch & column painting questions from Atlanta homeowners
Why is it called haint blue, and does it really keep bugs away?
Haint blue is a pale blue or blue-green used on Southern porch ceilings. The tradition says it fooled spirits, and later wasps and mud daubers, into thinking the ceiling was open sky. Some people swear by it for insects, though any effect is modest. We paint it because people love the look and the soft, long dusk light it gives a porch.
Can you paint a porch floor that was stained or sealed before?
Usually yes, but the sealer has to be dealt with first. We test how much of it remains, sand to break the surface and use a bonding primer made for slick finishes. If the old sealer still makes water bead up, we sand further before priming. Paint laid over an intact sealer without that prep tends to peel in sheets within a year.
How long before we can put the porch furniture and rugs back?
Light foot traffic is fine after about 24 hours in warm, dry weather. Furniture can return after three or four days, and we suggest waiting a week before putting down rugs or heavy planters, since enamel keeps hardening for a while after it feels dry. In cool or humid weeks we add a day or two to each of those.
Will anti-slip additive make the floor feel rough under bare feet?
It adds a slight texture, something like fine sandpaper, rather than a scratchy surface. Most homeowners want it on steps and the main walking path, and many skip it on the rest of the floor. We can put it in the final coat only, which keeps the feel mild while still giving traction when the porch is wet after a storm.
Should porch columns be painted the same white as the trim?
Matching is the safe choice and reads clean on most houses. But columns are large vertical surfaces, so a pure bright white can glare in full sun. A slightly softer white, or the exact trim color in a lower sheen, often looks better from the street. We'll put sample patches on a column so you can see it at different times of day.
