Exterior painting in Atlanta
Limewash and German smear brick finishes in Atlanta
You want lighter, softer brick without the flat, permanent look of paint. Limewash and mortar wash give Atlanta brick an aged, chalky or old-world finish that lets the masonry's texture and some of its color show through.

We limewash and German smear unpainted brick across metro Atlanta using mineral lime products such as Romabio Classico. Most houses take 3 to 6 working days, including cleaning and test panels. A one-story brick home typically runs $4,270 to $7,860 for limewash, more for a heavy German smear. Call (470) 458-0461 for a free walkthrough and sample panel.
Limewash is crushed, slaked limestone mixed with water and mineral pigment. It doesn't build a film on the brick. It soaks into the surface and cures back into a stone-like layer as it reacts with air, which is why it looks soft and matte rather than painted. Because it stays breathable, it suits the damp, clay-heavy conditions around many Atlanta foundations far better than a standard acrylic coating would.
The look depends on how it's applied. A single diluted coat brushed and partly rinsed reads as a light, weathered wash with plenty of red showing. Two fuller coats give an even chalky white or warm cream. A German smear, or mortar wash, is different: we press a thin mortar mix over the brick and knock some of it back, leaving brick faces peeking through a rough, cottage-style surface.
One rule matters more than any other: limewash and mortar wash go on bare, unpainted brick only. Lime needs a porous mineral surface to bond with. If your brick has been painted or sealed, the lime will sit on top and flake. In that case we'd steer you toward painting the brick with a masonry coating instead, and we'll test the surface to be sure.

When to call
When a limewash finish is the right call
Orange or pinkish brick you've tired of
Common 1970s and 1980s brick colors can look dated next to new windows and roofs. Limewash cools and lightens the tone while keeping the brick's character visible.
You're nervous about permanent paint
Limewash can be partly scrubbed back while it's fresh, and it wears gradually over the years. That makes it an easier commitment than a film-forming paint.
Brick that's never been painted or sealed
Clean, porous, unpainted brick is exactly what lime bonds to. If water darkens the brick when you splash it, it's usually absorbent enough for limewash.
You want an aged or European look
Farmhouse, French country and cottage styles lean on soft, uneven masonry finishes. A German smear gives that rough, old-mortar look without rebuilding the wall.
A mismatched addition or patch
A lighter wash can blend brick from two different decades so the difference reads as texture rather than a mistake.
Scope of work
What our limewash and mortar wash work includes
- Absorption test on the brick to confirm it is unpainted and unsealed
- Sample panels in your chosen color and dilution on a low-visibility wall
- Cleaning brick with a masonry detergent and rinse, removing pollen, mildew and clay
- Covering windows, trim, roofing edges and plants against lime splatter
- Pre-wetting the brick so lime cures slowly and evenly in our warm weather
- Limewash in one or two coats, brushed and washed back to the agreed look
- German smear or mortar wash pressed on and knocked back by hand where chosen
- Final rinse of glass, trim and walks, plus a leftover jar for small touch-ups
How the job runs
How a limewash job goes from sample to finished wall
| Step | What happens |
|---|---|
| A1 | Test the brickWe splash water on several spots and check how fast it soaks in. If the brick beads water or shows old paint or sealer, we'll tell you limewash won't hold there and talk about options. |
| A2 | Make sample panelsWe brush a few panels at different dilutions and wash-back levels. Limewash dries much lighter than it looks wet, so you judge the panels after they've cured for a day or two. |
| A3 | Clean and protectBrick is washed and allowed to dry, then we mask windows, trim and roofing edges. Lime is alkaline and can etch glass if left, so cover goes on thoroughly. |
| A4 | Mist and applyWe dampen the brick before each section so the lime doesn't flash dry in the sun. Then we brush it into faces and joints, working in small areas to keep edges wet. |
| A5 | Wash back or knock backWhile still workable, limewash can be sponged or sprayed back to reveal brick; mortar wash is scraped and smeared off the high spots. This is where the character comes from. |
| A6 | Cure and reviewLime hardens over days and weeks as it absorbs carbon dioxide. We return to check the wall once it has lightened, add a second coat if needed, and clean the site. |
Atlanta conditions
How Atlanta heat, humidity and brick types affect limewash
Lime cures properly only when it dries slowly. Our hot summer afternoons can dry it too fast on south and west walls, which leaves it powdery and prone to rubbing off. We work those elevations in the morning shade, keep the brick misted and stop in the hottest part of the day. On the other end, limewash shouldn't go on when nights drop toward freezing, so mid-spring after the pollen and early fall are the most reliable windows for this work in metro Atlanta.
Many brick ranches and two-stories built around Atlanta from the 1960s through the 1990s used fairly dense, smooth-faced brick. Denser brick absorbs less lime, so the finish stays more translucent and can wear faster on the rain-exposed sides. Older, softer intown brick takes lime readily. We set expectations per house, and on homes where splash-back from red clay is heavy, we'll suggest gravel or drainage fixes along the base so the bottom courses don't stain pink again within a year.

Typical costs
Typical limewash and German smear costs in Atlanta
Limewash is often priced close to brick painting, but the labor is different: misting, working small sections and washing back by hand takes time, and mortar wash takes more. These 2026 Atlanta ranges assume clean, unpainted brick and normal access. Two-story walls, chimneys and heavy masking add cost. Our Atlanta painting cost guide covers related jobs.
| Work | Typical range |
|---|---|
| Limewash, one-story brick home | $4,270 to $7,860 |
| Limewash, two-story brick home | $7,350 to $13,940 |
| German smear or mortar wash, per sq ft | $6.85 to $12.45 per sq ft |
| Limewash on a fireplace or accent wall | $540 to $1,365 |

What moves the price
- Limewash vs heavier German smear mortar wash
- One coat or two, and how much wash-back
- Wall height, chimneys and landscape access
- Brick density and how much lime it absorbs
- Masking of windows and trim against splatter
Lime products and tools for a mineral finish
Most of our limewash work uses Romabio Classico Limewash, a slaked-lime product that comes premixed and tints to a range of whites, creams and soft grays. For German smear, we use a type S or type N mortar mix thinned to a workable consistency, sometimes with a touch of white Portland for brightness. Application is with wide masonry brushes and block brushes, while wash-back uses pump sprayers, sponges and stiff bristle brushes. We don't top limewash with a sealer, because sealing would block the breathability that makes it last.
Paints, primers and stains our painters work with every week, from Sherwin-Williams and Benjamin Moore to PPG and Romabio.
Questions
Brick limewashing questions from Atlanta homeowners
Can limewash be removed if I don't like the result?
Partly, and only early. In the first few days, before the lime has fully cured, much of it can be scrubbed and rinsed back with water and a stiff brush. After a few weeks it has hardened into the brick and removal needs a masonry cleaner and real effort. That's why we always do sample panels and let them dry first.
Why does my limewash look patchy right after you finish?
Limewash dries in stages. Areas that got more sun or less water dry first and look lighter, while shaded or denser brick stays darker for days. Most of that evens out as the lime cures over one to three weeks. If it's still uneven after that, a second coat or a light touch-up blends it.
How long does limewash last before it needs redoing?
It wears gradually rather than peeling. On sheltered walls it can look good for many years, while rain-facing walls and the bottom courses near the ground show brick sooner. Many people like that aged look. When you want it brighter again, a fresh coat goes right over the old lime without stripping.
What's the difference between limewash and a German smear?
Limewash is a thin liquid that stains and coats the brick, leaving a soft, chalky finish. German smear, also called mortar wash, uses an actual mortar mix pressed over the face and partly scraped off, so you get raised, rough texture with brick showing through gaps. German smear is heavier, more permanent and costs more.
Can you limewash brick that was sealed years ago?
Usually not directly. Sealers block the pores lime needs to bond with, so the lime would sit on top and wash off. We test with water first. Some old sealers have broken down enough over time to allow absorption; if not, a mineral paint system designed for less porous masonry is the better path.
