Commercial painting in Atlanta
Office painting in Atlanta without shutting the office down
Staff need their desks on Monday morning, the conference room is booked all week, and nobody wants to smell paint in a meeting. The real question is how to repaint around people, computers and files without losing a workday.

We repaint occupied offices on nights and weekends, using zero-VOC paint and covering every workstation so staff come back to a usable room. A 4,000 square foot suite usually takes 3 to 5 night shifts. Typical Atlanta office repaints cost $1.45 to $2.95 per square foot of wall, with accent walls priced separately. An office repaint is mostly choreography. Desks sit tight against walls, cable trays run along baseboards, and whiteboards, monitors and framed art all have to come down and go back up in the same spot. We photograph each room before we touch it, label anything we remove, and put it back where it was. Staff should walk in, notice the walls look new, and find their stapler where they left it.
Most office work runs from about 6 p.m. to 2 a.m. on weeknights, or across a Friday night to Sunday stretch for open-plan floors. The goal for each shift is a set of rooms that are painted, dry, cleaned and reset before anyone badges in. If a room can't be ready by morning, we don't open it that night.
Paint choice matters more in an office than in an empty building. We use zero-VOC products so the smell is faint by morning, and we pick sheens that hide how monitors light up a wall at an angle. Lobbies, shared corridors and whole buildings are covered on our commercial building painting page. If your team runs late meetings or overnight support, we flip the order and paint those rooms on a weekend instead.

When to call
When an office is overdue for paint
Chair-height scuff lines
Rolling chairs and bags leave dark bands at the same height along every wall. Once washing them takes paint off, the finish has worn through.
Patches that never got painted
Moved whiteboards, TV mounts and cubicle anchors leave bright spackle patches that show up behind people on every video call from that room.
Flat paint in busy areas
Flat finishes in corridors and break rooms absorb hand oil and coffee splashes, and they burnish when cleaned, leaving shiny patches.
A reorganized floor plan
New departments, removed walls or added glass offices leave partial rooms with mismatched colors and visible outlines of old partitions.
Client-facing rooms look dated
Reception and conference rooms are where visitors judge the company. Yellowed white trim and old accent colors date a space quickly.
Lease renewal or move-in
Many leases include a repaint allowance at renewal, and a move-in is the one time a suite is empty enough for a full repaint.
Scope of work
What our office painting scope covers
- Photographing and labeling wall-mounted items, then rehanging them in the same positions
- Sliding desks and credenzas away from walls and covering workstations with plastic and drop cloths
- Patching anchor holes, monitor-arm damage and dents along corridor walls
- Zero-VOC primer on patches so repairs don't flash through the finish coat
- Two coats on walls, with accent walls and feature colors as separate line items
- Doors, frames and baseboards in a hard enamel that resists scuffs
- Nightly cleanup, vacuuming and reset so every room is usable at start of business
- A touch-up kit with labeled leftover paint for each color used in the suite
How the job runs
How a night-shift office repaint runs
| Step | What happens |
|---|---|
| A1 | Floor plan and room orderWe walk the suite with the office manager, mark up a floor plan, and agree on which rooms we paint each night based on meetings, deadlines and who can work from home. |
| A2 | Notice to staffA day ahead, staff get a short note listing which rooms are affected and asking them to clear desk surfaces near walls and unplug personal electronics. |
| A3 | Protect and removeOnce the office empties, we cover desks, keyboards and floors, take down wall items, and slide furniture just far enough from the walls to work cleanly. |
| A4 | Patch, prime and paintRepairs are filled and sanded with dust-collecting sanders, then spot primed. Finish coats go on with rollers and brushes, rarely sprayers, to keep mist away from equipment. |
| A5 | Dry, reset and checkFans keep air moving while we rehang items from the photos and put furniture back, and a final look around makes sure every room is presentable by 7 a.m. |
| A6 | Morning walkthrough at the endOn the final morning we walk the suite with the manager, mark anything they want touched up, and fix it that night. Leftover paint is labeled by room. |
Atlanta conditions
Atlanta office buildings and what they change about the work
Class A towers in Midtown and Buckhead run tight operations. Contractors check in with security, freight elevators are booked in time slots, and the building often has its own standard colors for corridors and elevator lobbies. We confirm those standards at the start so suite colors don't clash at the entry doors. In older Midtown and downtown buildings, original plaster sometimes sits behind later drywall, and where the two meet the patch needs a setting compound rather than lightweight spackle.
Suburban office parks around Perimeter Center in Dunwoody, the Cumberland area and Peachtree Corners tend to be low-rise buildings with long corridors and lots of glass. Afternoon sun through big windows shows every roller mark and sheen difference, so finish consistency gets extra attention there. Summer humidity slows drying indoors when buildings set back their HVAC at night, so we ask the property manager to keep air moving during our shifts to hit recoat times.

- Building check-in and elevator restrictions
Paint and tools we use in occupied offices
Our default office wall paint is a zero-VOC product such as Benjamin Moore Eco Spec or Sherwin-Williams Harmony, which also helps absorb lingering odors from carpet and furniture. Private offices take a matte or low eggshell; corridors and break areas get eggshell or a scrubbable matte that can be wiped without burnishing. Doors and frames get a waterborne alkyd enamel in satin. We patch with lightweight spackle, switch to setting compound for deeper damage, sand with vacuum-attached sanders, and roll with microfiber covers that leave a fine, even texture.
Paints, primers and stains our painters work with every week, from Sherwin-Williams and Benjamin Moore to PPG and Romabio.
Questions
Office painting questions from Atlanta homeowners
Will staff smell paint when they come in the next morning?
Usually very little. Zero-VOC paints have a mild odor while wet that fades within a few hours, and fans run through the whole shift. Most people notice a faint smell near freshly painted walls on the first morning and nothing after that. If anyone on staff has chemical sensitivities, tell us during the walkthrough and we'll schedule their area before a weekend.
Do we have to move our own computers and files?
Staff should clear desk surfaces near walls, lock away confidential papers and unplug personal devices. We handle the furniture: sliding desks and filing cabinets away from walls, covering monitors and keyboards, and putting everything back. We don't unplug server or phone equipment or move racks; your IT staff decide how those are handled, and we paint around them.
Can you paint around glass-front offices and demountable walls?
Yes. Glass edges and aluminum frames get low-tack tape, and drywall returns are painted by hand. Demountable partition panels are usually factory finished and shouldn't be painted, so we mask those and paint only the fixed walls. If you want the metal frames recolored, electrostatic refinishing or a brushed enamel are the two options we'd look at.
How many rooms can you finish in one night?
It depends on furniture and repairs, but a crew of four typically finishes six to ten private offices, or 2,500 to 3,500 square feet of open-plan wall, in a night shift including protection and reset. Conference rooms with accent walls and lots of mounted equipment take longer. We'd rather finish fewer rooms completely than leave half-painted rooms for staff in the morning.
What wall color works for an office that is on video calls all day?
Mid-tone warm grays, soft greige and muted blues behind the camera position tend to look natural on video, while bright white walls can blow out the exposure and very dark colors make faces look flat. We can paint a test patch on the wall behind the main desk or conference screen so you can check it on a real call before committing.
