Quick answer

Most Chastain Park work is exterior trim, window sashes, shutters and painted brick on two-story traditionals, with interiors close behind. A full trim and sash repaint usually runs 5 to 9 working days, longer when we find rot behind the gutters. We wash first, then scrape, prime and caulk before two finish coats. Call (470) 458-0461 and we will set a time to walk the house.

The neighborhood wraps around the west side of the park, across Powers Ferry Road, and most streets are lined with oaks and poplars that throw shade on houses for most of the day. That is lovely in August and hard on paint. North elevations stay damp after a summer storm, green algae shows up on white trim within a couple of years, and gutters fill with leaves that hold water against the fascia.

Most homes here are brick Georgian and Colonial-style traditionals with painted wood trim, dentil molding, paneled shutters and multi-pane windows. The brick rarely needs much; the wood around it does, so sashes and cornices take more of our hours than wall area. If your brick was painted years ago, read our notes on repainting painted brick before you settle on a sheen.

Brick traditionals, cornices and sashes: what these houses need

Much of the housing went up after this part of Buckhead joined the city around 1950, then a second wave of larger homes arrived from the 1980s onward as smaller ranches came down. So a 1950s brick ranch with steel casements may sit beside a 2000s traditional with fiber cement on the back, and each needs its own primer and caulk plan.

On the older homes, wood windows are the weak point. Glazing putty dries and cracks, paint lifts off the bottom rails, and water gets into the joints. We dig out failed putty, reglaze where needed, prime bare wood with an oil-based primer and finish with an exterior enamel. Homes built before 1978 get lead-safe prep and cleanup with plastic sheeting, HEPA vacuums and wet scraping, because many of these sashes still carry original lead coats.

Painting jobs Chastain Park homeowners call about most

Window sash and trim repaint

Scraping, reglazing and repainting wood sashes, casings and sills on brick homes, usually starting with the north and east sides, where shade has broken down the old finish fastest.

Exterior House Painting

Painted brick refresh

Washing and recoating brick that was painted years ago, using a breathable masonry paint so moisture inside the wall can escape instead of pushing the new coat off in sheets.

Brick Painting

Cornice, soffit and fascia work

Replacing soft fascia behind overflowing gutters, then priming and painting the full cornice, including the small dentil blocks that need a brush worked into every face.

Soffit & Fascia Painting

Shutter and front door color change

Taking paneled shutters down to paint them flat on sawhorses, and refinishing the front door in a high-gloss enamel that levels out without brush marks.

Front Door & Shutter Painting

Whole-house interior after a purchase

Walls, ceilings, crown and trim in a lighter scheme before move-in, with nail holes filled, hairline cracks taped and yellowed oil trim primed so latex grips it.

Local conditions

Why paint fails faster under the Chastain Park canopy

All-day shade on north walls

Walls that never see direct sun stay damp after rain and dew. Mildew and algae grow into the paint film, so we wash with a mildewcide and use a mildew-resistant finish.

Low ground near Nancy Creek

Lots that slope toward the creek hold moisture in crawl spaces and lower siding. We check the bottom courses of trim and the base of door casings for rot before quoting paint.

Leaf-packed gutters

Oak and poplar leaves clog gutters by late fall, and the overflow soaks fascia and rafter tails. Painting over that wood without replacing it only buys a season or two.

Spring pine pollen

From March into April a yellow film lands on everything. We avoid finish coats on heavy pollen days and wipe surfaces before each coat so the paint does not trap grit.

Timing

When to schedule exterior work around the park

We like to start exterior jobs here in late April, once the heaviest pollen has washed off, or in September and October when humidity drops and leaves have not started falling in earnest. High summer works too, but shaded walls dry slowly after afternoon storms, so we paint the sunny sides in the morning and leave north walls for the afternoon, once they have had time to dry. Interior work runs year-round, and winter is often the easiest time to get on our calendar quickly.

Questions

Painting questions from Chastain Park

Can you paint the brick on my Chastain Park traditional without trapping moisture?

Yes, as long as the brick is sound and the mortar is not crumbling. We use a breathable mineral or masonry paint rather than a standard acrylic, and we keep weep holes clear. If the brick has never been painted, we often suggest a limewash finish instead, since it wears back naturally and does not seal the brick face.

How much does a trim and window repaint cost on a two-story brick home here?

For a typical two-story brick traditional with 20 to 30 wood windows, trim, shutters and a front door, most jobs land between $4,860 and $9,740. Rot repair, reglazing and the height of the cornice push the number up. We give a written estimate after walking the house, and it lists each repair separately so you can see where the money goes.

Will the tree canopy turn my new paint green again?

It slows the process down, but shade always wins eventually. A mildew-resistant finish, a thorough wash with a mildewcide first, and trimming branches that touch the roof give most homes five to eight years before the north side needs attention. A gentle soft wash every year or two keeps the finish clean far longer than repainting early.

Do you paint the steel casement windows on older ranches?

We do. Steel casements rust at the bottom rails and corners, so we wire-brush to bright metal, spot-prime with a rust-inhibiting primer, then apply two coats of a direct-to-metal enamel. Hinges and latches get masked, not painted shut. If the glazing compound is cracked we replace it first, because water behind the glass will lift new paint quickly.
