Siding, trim and deck work for Niskey Lake's brick homes (30331)
Niskey Lake is a wooded neighborhood in far southwest Atlanta, built around a small lake with homes mostly from the 1960s and 1970s. Brick ranches and split-levels with wood trim, lower-level siding and lake-facing decks make up most of our work here. ZIP 30331.

Most painting at Niskey Lake involves brick ranches and split-levels: wood trim, lower-level siding, soffits, shutters and decks facing the water or woods. A trim and siding repaint typically takes 5 to 8 working days, and decks add 2 to 3 more. Moist lake air and shade affect drying times. Ring (470) 458-0461 any hour to book an on-site look.
Niskey Lake is on the southwest side of the city, close to East Point and the Camp Creek area, and it has a more suburban feel than most of Atlanta: larger lots, winding roads, mature trees and a lake that many homes back onto or overlook. Many owners have been in their homes for decades, and repaint cycles are often driven by long-overdue trim work or a decision to update before selling.
The homes are mostly brick, built in the 1960s and 1970s, but very few are all brick. Split-levels often have painted wood or hardboard siding on the upper level or lower front, and every house has fascia, soffits, window trim and shutters that need regular paint. Lots that slope toward the water also mean tall rear walls, walkout basements and decks. For lower-level rooms that feel damp or dated, we also do basement painting with moisture-tolerant coatings.

Homes here
1960s and 1970s brick homes around the lake
Ranches here are typically long, low brick houses with wide eaves, wood fascia and two-car garages or carports. Split-levels mix brick with siding, often with the brick on the lower level and painted wood on the upper floor. That upper siding gets the most sun and rain, and on homes facing the lake it also takes the moist air off the water. We scrape, prime and repaint it, and we replace any boards that have split or rotted at the corners.
Many original windows have been replaced with vinyl, but the wood trim around them often has not. Original wood shutters, by contrast, tend to be in rough shape after decades of weather. We take shutters down to paint them flat, or recommend replacements when the louvers are falling apart. Inside, some owners want to brighten dark 1970s wood paneling or remove popcorn ceilings while the house is being repainted.

What Niskey Lake homeowners call us to paint
Upper-level siding on split-levels
Scraping, priming and repainting wood or hardboard siding on the upper floor of split-level homes, where sun, rain and lake air break the finish down fastest.
Exterior House PaintingLake-facing deck restoration
Cleaning, sanding and staining decks that face the water, using a mildew-resistant stain and checking for loose boards and wobbly railings before any stain goes on.
Deck Staining & SealingFascia, soffit and shutter refresh
Repainting wide eaves and shutters on brick ranches, with rotted fascia replaced first and the shutters taken down so we can paint them on every face.
Soffit & Fascia PaintingPopcorn ceiling removal
Testing older textured ceilings first, then scraping, skim coating and painting them smooth, often as part of a broader interior repaint before a home goes on the market.
Popcorn Ceiling RemovalWalkout basement painting
Painting lower-level walls, ceilings and concrete in walkout basements with coatings suited to the extra humidity that comes with a lot sloping toward the lake.
Basement PaintingLocal conditions
Lake air, slopes and age: what affects paint here
Moist air off the lake
Houses facing the water stay damp longer in the morning and grow mildew on decks and trim. We wash with a mildewcide and check moisture levels before primer.
Sloped lots and tall rear walls
Lots falling toward the lake create two- and three-story rear walls. We use extension planks and scaffold where ladders on a slope are not safe.
Asbestos in older ceiling texture
Popcorn ceilings from before the 1980s can contain asbestos. We have them lab tested before scraping, and any positive result goes to an abatement contractor first.
Original wood shutters
Louvered wood shutters from the 1960s often have loose slats and rot. Painting them costs labor that can exceed replacement, so we give you both options.
Timing
Lake-side scheduling for exteriors and decks
Exterior and deck work at Niskey Lake is easiest from mid-April through early June and from September to the start of November. Pollen season in March and April coats decks yellow, so we wait for the worst of it to pass before staining. In midsummer, lake-facing walls get both afternoon sun and evening humidity, so we paint them mid-morning. Interiors, including popcorn ceiling removal and basements, can be done in any month.
Questions
Painting questions from Niskey Lake
How do you keep stain off the lake and yard when staining my deck?
We spread drop cloths and plastic under and around the deck, brush near edges instead of spraying, and keep wash water and stain away from the shoreline. Cleaning products are chosen to be safe for plants and diluted as directed. Rags and leftover stain are packed out and disposed of properly, not rinsed out on site.
Is my 1970s popcorn ceiling safe to remove?
It may be. Textured ceilings applied before the mid-1980s sometimes contained asbestos. We send a small sample to a lab before any scraping. If it is clear, we wet it, scrape it, skim coat the surface and paint. If it tests positive, an asbestos abatement contractor has to remove it first, and we come back to finish.
What does a trim, fascia and siding repaint cost on a Niskey Lake split-level?
For a split-level of about 1,800 to 2,300 square feet with brick on part of the house, repainting trim, fascia, soffits, upper siding, doors and shutters commonly costs $3,970 to $7,460. Rot repair, how many shutters there are and how tall the rear wall is are the biggest factors. Decks are priced separately so you can choose.
Can you paint the dark wood paneling in my lower level?
Yes. We clean it, scuff sand, and prime with a stain-blocking primer so the wood tones and knots do not bleed through, then finish with two coats in a light color. In basements we check for moisture first, since paneling on damp walls may hide mold or soft drywall that should be handled before painting.
