Lilburn interior and split-foyer repaints, from Old Town to the 1970s subdivisions (30047)

Lilburn homeowners tend to call us when they're finally updating the inside of a 1970s or 1980s house: wallpaper in the baths, paneling downstairs, dated trim colors. The split-foyer outside usually gets its turn the same year. ZIP 30047.

Quick answer

Painting in Lilburn often means a full interior update in a 1970s or 1980s split-foyer or ranch: wallpaper removal, drywall repair, walls, trim and doors, often followed by an exterior repaint. A whole-house interior takes five to nine working days, an exterior five to seven. Call (470) 458-0461 for a free walkthrough.

Lilburn sits in southwest Gwinnett along US-29, with Old Town Lilburn gathered around the railroad and a small park and city hall that have become the town's center again. Beyond Old Town, most homes went up in the 1970s and 1980s, in neighborhoods that roll toward the Yellow River and its creeks, and many still have the original owners or their second family.

That age matters inside the house as much as outside. Kitchens and baths have often been updated piecemeal, but bedrooms, halls and lower levels still carry wallpaper borders, textured ceilings and wood paneling. We spend a lot of our Lilburn time on those rooms, then move outside for siding and trim once the inside feels finished.

Split-foyers, ranches and what forty years leaves behind inside

The split-foyer is the most common shape we see here: an entry landing with half flights up and down, a brick or block lower level and wood or hardboard siding on the upper story. Lower levels were often finished later with paneling, dropped ceilings and minimal insulation, and they can run cool and damp. We check for moisture before painting down there, and use a mildew resistant finish where humidity stays high.

Upstairs, walls usually carry several coats of builder flat and touch-up paint, plus wallpaper that's been painted over at least once. That paint-over-paper situation is common and needs care: the paper can bubble when it gets wet again. Our wallpaper stripping is done slowly with scoring and steam, then the walls are skimmed, sealed with an oil-based primer and painted. Cracked corners and nail pops get fixed in the same pass.

The Lilburn projects we hear about most

Whole-house interior repaint

Walls, ceilings, trim and doors throughout a typical 1,900 square foot split-foyer, with patching and caulking. Most run about $5,370 to $9,180, depending on ceiling texture and how many colors you choose.

Interior House Painting

Wallpaper and border removal

Paper stripped, adhesive washed off, torn drywall facing sealed and skimmed, then primed. A small bathroom takes about a day; a papered dining room with chair rail, two or three.

Wallpaper Removal

Lower level paneling and ceiling updates

Paneling cleaned, primed and painted, grooves filled where wanted, and dropped or textured ceilings refreshed. We treat any damp walls first so the new paint stays put.

Basement Painting

Split-foyer exterior repaint

Upper siding and trim washed, scraped and recaulked, soft boards replaced, then two coats. Lower brick can be cleaned and left natural or coated with a breathable masonry paint.

Exterior House Painting

Drywall crack and nail pop repair

Settlement cracks over doors and windows are taped and mudded, popped nails reset with screws, and repaired spots primed so they don't flash through the finish coat.

Lilburn quirks that change how we paint

Paint over old wallpaper

Painted-over paper often bubbles when primer or wet paint soaks in. We test a small patch first, then decide whether to strip it fully or seal it with an oil-based primer.

Damp lower levels

Block walls and slab floors in split-foyer basements hold moisture after heavy rain. Paint over damp masonry peels, so we check readings and fix drainage issues before coating.

Creek-side shade

Lots running down toward the Yellow River and its tributaries stay shaded and humid. Upper siding on north walls mildews quickly and needs a mildewcide wash before any paint.

Old oil-based trim

Many 1970s homes have oil enamel on doors and trim. Latex won't bond to it directly, so we degloss and use a bonding primer, otherwise the new coat scratches off with a fingernail.

Timing

Planning a Lilburn project inside and out

Interior work in Lilburn can be scheduled any month, and many owners start inside over winter while the yard is bare and holidays are behind them. Exterior repaints run most reliably from late April through June and from September to early November, after the heaviest pine pollen has washed off. Lower levels are easier to paint in drier months, when block walls have had time to give up moisture. If you want both, we'll book the interior first and hold exterior dates for spring.

Questions

Painting questions from Lilburn

Someone painted over the wallpaper in my Lilburn bathroom. Can you still remove it?

Usually, yes. We score the paint so water and steam can reach the paste, then peel the paper in sections. It's slower than plain paper and sometimes tears the drywall facing, which we seal and skim. If the paper is tightly bonded and smooth, sealing it with an oil-based primer and painting over can be the cleaner choice. We test a corner before deciding.

Can the inside of my split-foyer be painted in sections over a few months?

Yes. Many Lilburn owners do the main level first, then the lower level and entry stair later. We record every color, brand and sheen on your estimate so later phases match. The only downside is a small extra setup cost each visit, and we'll show you that on the estimate so you can compare a single visit with phased work.

How do you paint the tall wall above the entry stairs in a split-foyer?

That wall is the tricky one, because the stairs drop away under it. We use a stair-leveling ladder or a plank set across adjustable supports, with padded feet to protect treads and walls. It's often a half-day on its own. While we're there, the stair railing and spindles can be refreshed in the same visit.

Is it worth painting the old trim in my Lilburn home white, or should I replace it?

If the trim is solid wood or good MDF and fits tight, painting is the better value. We clean, degloss, prime with a bonding primer and finish in a durable enamel. Replacement makes sense only where pieces are split, water damaged or badly mismatched. A typical whole-house trim and door repaint runs about $2,860 to $5,470, depending on door count.
