Here we mostly paint interiors in large newer homes, including two-story foyers, open kitchens and long hallways, and recoat exterior stucco and fiber cement. A full interior in a 4,000 square foot home typically takes 8 to 14 working days. Exterior stucco work starts with crack repair and a moisture check. The neighborhood sits between Roswell Road and Peachtree-Dunwoody Road, just south of the Sandy Springs line, and it filled in with modest ranches after the area joined the city around 1950. Over the last few decades many of those lots were rebuilt with much larger homes, while a handful of streets still hold the original houses. Closer to the Peachtree corridor you also find townhomes and condos run by associations.
That mix splits our work here. Inside the newer homes, the jobs are about scale: tall stair walls, vaulted ceilings and a great deal of trim. Outside, hard-coat stucco and synthetic stucco (EIFS) need careful patching before paint, and fiber cement siding needs its caulk joints redone. For townhome rows we coordinate with the board on approved colors and schedules, the same way we handle association repaint projects elsewhere in Atlanta.

From original ranches to large new builds, and what each needs
Many of the newer homes were finished with builder-grade flat paint on the walls. It looks fine on day one but scuffs and burnishes in kitchens, hallways and kids' rooms within a few years, and it does not wash well. When we repaint, we usually move high-traffic rooms to an eggshell or matte enamel, keep ceilings flat, and put a satin or semi-gloss enamel on trim and interior doors so they wipe clean.
On the exterior, hard-coat stucco develops hairline cracks as the house settles, and EIFS can hide water damage behind a face that looks sound. Before painting either, we tap and probe around windows and along the bottom edges, patch with a matching texture, and apply a finish rated for masonry. Fiber cement on the rear and side walls needs failed caulk cut out and replaced, then a 100 percent acrylic topcoat.

Washing, recaulking butt joints and trim, and recoating side and rear walls where the factory finish has faded, often matched to the existing front color.
Fiber Cement Siding PaintingKitchen cabinet repaint

Conditions that shape paint work in North Buckhead
Hidden moisture behind EIFS
Synthetic stucco can look intact while holding water around windows. We probe soft spots before quoting, because painting over a wet substrate just seals the problem in.
Tall interior spaces
Two-story rooms and stairwells need scaffolding, extra drop cloths and good lighting. We do these first on the job so dust and drips never land on finished rooms.
Association color rules
Townhome and condo communities near the Peachtree corridor often require approved palettes and notice before work. We prepare color samples and schedules so board approval does not stall the start.
Dust from nearby rebuilds
With new homes going up on many streets, fine dust settles on fresh exterior paint. We watch neighboring sites and skip finish coats on days when grading is under way next door.
Timing
Planning interior and stucco work through the year
Interior work in North Buckhead is a year-round job, and many families book it for school breaks or the weeks before a move. Exterior stucco and fiber cement painting goes most smoothly from April through early June and again from mid-September to early November, when overnight lows stay above the label minimum for the coating and afternoon storms are less frequent. In midsummer we start early, skip walls in direct afternoon sun, and stop before evening dew settles on fresh paint.
Questions
Painting questions from North Buckhead
Why does the flat paint in my newer North Buckhead home mark so easily?
Builders often use an economical flat finish because it hides drywall flaws. It has little binder at the surface, so hands, bags and vacuum cords leave shiny marks. When we repaint, we switch busy areas to a scrubbable matte or eggshell that still hides imperfections but wipes clean. Bedrooms and ceilings can stay flat if you prefer that look.
Can you paint EIFS without causing water problems?
Yes, as long as the system is dry and intact. We check for soft spots around windows and at the bottom edge, repair damaged areas, and use an acrylic finish made for EIFS that lets vapor pass. We avoid thick elastomeric coatings on EIFS unless the system maker allows them, since they can trap moisture in some wall assemblies.
What does a full interior repaint cost in a large North Buckhead home?
For a 3,800 to 4,600 square foot home with walls, ceilings, trim and doors, typical totals run $14,350 to $27,900, depending on ceiling heights, color changes and how much drywall repair the walls need. Walls-only work in the same home often comes in near half. Our painting price guide shows how we break an estimate down.
How do you protect hardwood floors and furniture during the repaint?
Floors get rosin paper and drop cloths taped at the edges, furniture moves to the center of each room under plastic, and we work room by room so the house stays livable. Wall hangings go back on hooks we leave marked, and we clean up every evening rather than only at the end of the job.
