Interior painting in Atlanta
Ceiling painting in Atlanta, including stained and vaulted ceilings
A brown ring from an old leak, a gray cast from years of cooking, or roller stripes you see every time the sun comes in low. Ceilings get ignored until they don't, and then they're all you notice.

We paint ceilings with a true flat ceiling paint after sealing water stains and smoke marks with a stain-blocking primer. A standard 12 by 14 foot room usually takes half a day; a vaulted great room may take one to two days because of ladder and plank setup. Typical cost runs $1.15 to $2.35 per square foot of ceiling. Ceilings are harder to paint well than walls. You're working overhead, the light hits them at a low angle from windows and fixtures, and any change in sheen or texture shows up as a stripe. That's why we use a dedicated flat ceiling paint instead of the leftover eggshell from the walls, and why we roll each ceiling in one continuous pass across its shortest dimension, keeping a wet edge the whole way so no section dries before the next one overlaps it.
Water stains are the most common reason people call us about a ceiling. Regular latex paint won't hide them; the tannins and minerals wick straight back through within days. We seal the stain first with an oil-based or shellac primer, let it dry, and then paint the whole ceiling plane rather than dabbing a patch. Before we do, we'll ask whether the leak has been fixed, because painting over an active drip just wastes your money.
Tall ceilings take planning. Two-story foyers, vaulted family rooms and stairwell ceilings need extension poles, walk boards or a scaffold tower set on protected floors. We tell you up front which setup your room needs and what it adds to the price. If the ceiling has acoustic texture, read about scraping popcorn texture first, since painting over popcorn often makes later removal harder.

When to call
When a ceiling needs more than a quick touch-up
Brown or yellow rings
A ring with a darker edge usually marks an old roof, HVAC or plumbing leak. Once the source is fixed, the stain needs sealing with a blocking primer before any finish coat goes on.
Gray haze over the range or fireplace
Cooking smoke, candles and wood fires leave a film that dulls ceilings unevenly. Washing first and priming the worst areas keeps the haze from ghosting back through fresh paint.
Visible roller stripes
If you see bands of shine across the ceiling when light comes through the windows, the last coat was rolled with the wrong sheen or allowed to dry between passes.
Patches that look like patches
Repaired seams and fixture holes often show as dull squares because the patch absorbed paint differently. Priming and recoating the full ceiling makes the repair disappear.
Fine cracks along tape seams
Thin straight cracks across a ceiling follow drywall joints that have shifted. We open, retape or re-mud them as needed before painting so they stay hidden longer.
Peeling in bathrooms
Steam lifts ceiling paint that was never meant for wet rooms. Flaking near the shower means scraping to a sound edge, priming and switching to a mildew-resistant ceiling product.
Scope of work
What's included when we paint a ceiling
- Covering floors and furniture fully, since ceiling spatter falls everywhere below
- Loosening or masking light fixtures, fan canopies and smoke detector bases
- Washing smoke or grease film with a degreasing cleaner before priming
- Sealing water stains and smoke marks with oil-based or shellac primer
- Filling cracks, nail pops and old anchor holes, then sanding them flush
- Cutting a straight line where the ceiling meets the walls or crown molding
- Rolling two coats of flat ceiling paint in continuous wet-edge passes
- Setting up planks or a scaffold tower for vaulted and two-story ceilings
How the job runs
How we paint a ceiling without stripes or lap marks
| Step | What happens |
|---|---|
| A1 | Check for active leaksWe check stains with a moisture meter. If the drywall still reads wet, we hold off on that ceiling until the roof, duct or plumbing issue is repaired, so the new paint isn't stained again within a month. |
| A2 | Protect the whole roomFurniture gets moved out or covered completely, and floors are covered wall to wall. Ceiling work throws a fine mist and the occasional drip, so we cover more than we would for walls. |
| A3 | Clean, repair and spot-primeSmoke film is washed off, cracks are filled and sanded, and every stain or patch gets a stain-blocking primer. We let the primer dry fully before any finish coat touches it. |
| A4 | Cut the perimeterOur painters brush a band about three inches wide around the edges and fixtures, holding a steady line at the wall so the ceiling color doesn't creep down onto the wall color. |
| A5 | Roll across the short dimensionWe roll in overlapping rows across the narrow side of the room, working toward the main window so lap lines don't catch the light. Each pass overlaps the last while it's still wet. |
| A6 | Second coat at a right angleAfter the recoat time, the second coat goes on perpendicular to the first. Cross-rolling fills any missed texture and evens out the sheen, which is what makes a ceiling look like one continuous surface. |
Atlanta conditions
Atlanta conditions that show up on ceilings
Many of the ceiling stains we seal in Atlanta come from summer weather. Heavy afternoon thunderstorms find weak roof flashing, and attic HVAC units sweat and overflow their drain pans during humid months, dripping onto the drywall below. A stain from an air handler is often a neat circle near a return or supply vent. We point that out when we see it, because a ceiling repaint lasts only as long as the condensate line and the pan stay clear.
The age of the house shapes the ceiling too. Intown homes from the 1920s often have plaster ceilings with hairline map cracks that need a bonding primer and flexible patch, while split-levels and 1990s homes in Gwinnett County commonly have vaulted living rooms that reach 16 to 20 feet. Those rooms need walk boards or a rolling scaffold, and we plan extra time for moving it safely across hardwood floors without leaving marks.

Typical costs
Typical ceiling painting prices in Atlanta
Ceiling prices are measured by the square foot of ceiling area, then adjusted for height, stains and texture. The ranges here assume flat or light-texture ceilings in an occupied home and two finish coats. Stain blocking and tall-ceiling setups are the two items that move the number most. For a whole-house picture, see our guide to Atlanta painting costs.

- Crown molding to cut against
- Fixtures and fans to work around
Ceiling paints, primers and rollers we rely on
We use dedicated flat ceiling paints such as Sherwin-Williams Eminence or Benjamin Moore Ultra Spec 500 flat, which hide lap marks better than wall paint and spatter less overhead. Water and smoke stains are sealed with Zinsser Cover Stain, an oil-based primer, or BIN shellac primer; BIN is our pick for heavy smoke or nicotine because it dries fast and blocks odor. In bathrooms we switch to a mildew-resistant ceiling paint. Rollers are 18 inch frames with 1/2 inch microfiber covers on extension poles, which carry more paint per pass and cut down the number of overlap lines.
Paints, primers and stains our painters work with every week, from Sherwin-Williams and Benjamin Moore to PPG and Romabio.
Questions
Ceiling painting questions from Atlanta homeowners
Should the ceiling be white, or can it be a color?
White is common because it reflects light and keeps rooms feeling taller, but it doesn't have to be stark. Many Atlanta homeowners pick a ceiling white with a touch of the wall color mixed in, often at a quarter or half strength, so the ceiling feels connected to the room. Darker ceilings work well in dens and dining rooms with tall walls.
Can you paint over a ceiling water stain without priming it?
Not with good results. Water stains carry tannins and minerals that dissolve into latex paint and bleed back through, sometimes overnight. A coat of oil-based or shellac primer locks the stain in. We prime a little past the visible edge, then paint the full ceiling plane so the repaired area doesn't show as a different shade.
How do you reach a 20 foot vaulted ceiling?
Depending on the room, we use extension poles up to about 18 feet, a ladder and plank system, or a rolling scaffold tower with locking wheels set on floor protection. Stairwells usually need a ladder with leveling legs set on the stairs. We pick the setup at the walkthrough and price it in, so there are no surprises on the day.
Do I need to take down my ceiling fans?
No. We loosen the canopy at the ceiling and slide it down a few inches so we can paint behind it, then reset it. Blades stay on and get covered. If a fan or fixture is loose, cracked or needs rewiring, have an electrician handle that before we arrive, and we'll paint around the new box.
Will painting a ceiling hide sagging drywall?
No, and fresh paint can make a sag more obvious. Sagging usually means the drywall got wet, the screws are pulling through, or the panel is too thin for the joist spacing. We can resecure minor sags with screws and patch them, but larger soft areas need the damaged section replaced before any paint goes on.
